Chiang Mai

Working remotely from Chiang Mai: an honest guide

Chiang Mai suits you if you want to work cheaply and calmly with good infrastructure, and you prefer mountains and temples to beaches. If you need the sea, or you are planning to come between February and April, look elsewhere: that is when smoke often fills the valley.

In short

  • Nimman is the café and coworking district, the Old City is calmer and cheaper; both work well on foot.
  • Coworking spaces with proper call rooms start at about EUR 5 a day, and a month usually costs EUR 50 to 160.
  • Since 15 September 2026, Germans and many other nationalities get only 30 days visa-free, extendable once by 30 days.
  • The most pleasant months are roughly November to January; March and April bring heat and bad air.
  • An unlimited-data tourist SIM from AIS costs about EUR 32 for 30 days.

Where to stay

Chiang Mai is compact. Two areas matter most for a work stay, plus a few quieter alternatives. Many remote workers rent condos with a pool and gym by the month.

Nimman (Nimmanhaemin)

The district with the most cafés, coworking spaces and condos, near the university and Maya mall. Convenient, but the priciest and busy with traffic in the evening.

Old City

Inside the moat: temples, guesthouses, small lanes, very walkable. Cheaper and quieter than Nimman, with fewer modern apartments.

Santitham

North of the Old City, more local and cheaper, with lower condo prices. Good if you want Nimman close by without living in the middle of it.

Along the Ping River

East of the Old City, more relaxed and greener. In the October 2024 floods, parts of this area and Tha Phae Gate were underwater, so check before booking in the rainy season.

Where to work

Our data page lists around 40 coworking spaces, and many Nimman cafés are set up for laptops. For calls, pick a coworking space with closed rooms. Prices in baht, at about 37.6 THB per euro (October 2026).

Punspace (Wiang Kaew and Tha Phae Gate)

By its own account the city's first coworking space (since 2013), with two Old City locations, Skype rooms and 24/7 access for members. Prices are not on its website; third-party sources mention 180 to 290 THB a day, so ask.

Hub53 (near Nimman)

One of the cheapest: 195 THB a day (about EUR 5), 1,999 THB a month daytime or 3,399 THB for 24/7. Four air-conditioned call rooms with LAN, free for members.

Yellow Coworking (Nimman)

Large space with soundproof booths and meeting rooms. Its May 2025 price sheet lists 429 THB a day and 5,990 THB a month (about EUR 160); confirm current rates.

Alt_ChiangMai

Coliving with coworking and lots of community events; a second location sits by the quieter Ping River. A third-party guide lists 320 THB a day and 1,600 THB a week.

Internet & SIM

Fiber is standard in condos and coworking spaces, while older guesthouses often share one line between many guests. Ask for a speed test before booking. Mobile coverage in the city is good.

AIS Tourist SIM

Unlimited 5G/4G data: 30 days for 1,199 THB (about EUR 32), 60 days for 1,599 THB, also as eSIM. You register it with your passport, and after 60 days you have to confirm your identity again.

TrueMove H

The other big operator, with tourist packages at the airport and in its shops. Useful as a backup or if AIS is weak in your building.

Fiber at home

Specialist rentals like CM4DN advertise 300 Mbps on a private line; in regular condos Wi-Fi is often shared and slower.

When to go

The best stretch is roughly November to January: dry, sunny and cool at night. It is also high season, and around the Yi Peng and Loy Krathong lantern festivals in November rooms get scarce. Burning season starts in February, and in March and April thick smoke often sits in the valley alongside intense heat. Mid-April is Songkran, a citywide water fight lasting several days. The rainy season, roughly May to October, is green, cheaper and good for working, with heavy showers and a flood risk toward the end.

What it costs

Chiang Mai is one of the cheapest work destinations with good infrastructure. Housing has the widest range, and prices rise noticeably in high season.

Condo studio, 1 month

Regular Nimman condos from about 7,000 to 10,000 THB (EUR 185 to 265) plus electricity, usually with a one-month deposit. Some buildings charge double the standard electricity rate, so ask.

Work-ready apartment, 1 month

Apartments set up for remote work with desk, monitor and fiber run about 13,000 to 32,000 THB (EUR 350 to 850) at CM4DN, depending on season.

Coworking, 1 month

About 2,000 to 6,000 THB (EUR 50 to 160), depending on whether you need 24/7 access.

Mobile data, 1 month

About 1,200 THB (EUR 32) for unlimited data with AIS.

Meeting people

Chiang Mai has a long-established nomad scene that stays active outside high season too. Most meetups are announced in Facebook groups.

Chiang Mai Digital Nomads (Facebook)

The big central group for rentals, coworking tips and events. It also announces the weekly Nomad Coffee Club, which meets at a different café each time.

Meetup: Chiang Mai Professionals, Expats, and Digital Nomads

A group of about 3,600 members with regular meetups for expats and nomads.

Nomad Summit

A conference with side events; the next edition is announced for 15 to 24 January 2027 in Chiang Mai. The city fills up with remote workers during that time.

Coliving events

Alt_ and Hub53 regularly host evenings, workshops and trips, often open to non-residents.

Getting there & paperwork

There are no direct flights from Germany; you usually connect in Bangkok. Chiang Mai airport (CNX) is just a few kilometers from the center, and Grab works. Important: according to the German Foreign Office, since 15 September 2026 visa-free stays are capped at 30 days instead of 60. You can extend once by up to 30 days at an immigration office, but you must apply before your permitted stay runs out. For longer stays, get a tourist visa in advance (usually 60 days). Remote workers with foreign clients can look at the Destination Thailand Visa (DTV), whose document list was tightened in August 2026. Before arrival, fill in the free TDAC digital arrival card, no earlier than three days ahead. Thai rules are changing often right now, so check the Foreign Office and the Thai embassy; this is not legal advice.

The downsides

Chiang Mai is relaxed and affordable, but not all year round. Most downsides depend on when you go.

Smoke season

From February to April, fields and forests burn across the region, and the mountains trap the smoke in the valley. In 2026, particulate levels stayed high for weeks in April. With asthma or kids, avoid these months.

Shorter visa-free stay

The new 30-day rule makes longer stays more work: for 4 to 8 weeks you need an extension or a visa in advance.

Floods

In autumn 2024 the Ping River burst its banks twice, and parts of the Old City stood under up to a meter of water. Book carefully near the river in the rainy season.

No sea, limited English

The nearest beach is far away, and outside Nimman and the Old City English only gets you so far. A few words of Thai go a long way.

Scooters without a license

Police run regular checks. Without an international license with a motorcycle category you risk fines and may not be insured after an accident.
